Our website is updated on a regular basis and we will automatically send email updates to registered applicants meaning we can have your property available to prospective tenants almost instantly.
We also list your property available on the main property websites for letting those being Rightmove and On The Market. All enquiries are contacted promptly and viewing arranged as soon as convenient for prospective tenants.
Viewings by Prospective Tenants
We will always arrange the viewing appointments for you. A member of the Henry Spencer & Sons team will accompany viewers around a property; these can be arranged both in and out of office hours.

Property Management & Repairs Services
It is the landlords’ responsibility to ensure that the property is in good condition, with the exception of window glass or other breakages caused by the tenants. We have a number of trusted trades and contractors that we can use subject to your approval to complete any works or repairs on your property.
Changing Details with Utilities and Councils
We will take meter readings on the day your tenants move in and out of the property depending on the service you select. These are usually recorded within the inventory.
We will write on your behalf to all utility providers and the council. However we advise that at your earliest convenience, you should contact all utility providers and the council to update them with the new tenant’s details. Most have online forms that you can use to change these details. This is due to some utility providers not accepting third party instructions.
Rent Recovery Plus & Legal Protection
For Landlords who wish to protect their rental income we can purchase a Rent Recovery Plus product via HomeLet and note you as having an “interest in “ this policy. Having an interest in this policy means that you may be able to benefit should a successful claim be made.
Changing your Details
If anything changes in your situation, for example, you move, change phone number or change email address, please make sure you let us know.
Also remember to contact the company who has protected your deposit, as they may need to contact you in the future. If we’ve lodged your deposit for you or you’re on a Managed Service we will take care of this for you when notified of any changes.
